OUR BUSINESS IS IN A NEIGHBORHOOD


The Short-Term Rental (STR) industry has undergone unprecedented growth over the last 3 years. Once a cottage industry, short-term rentals are quickly becoming the face of modern lodgings. A quick note outlining STR regulation, compliance, and responsible tourism.


As with hotels, short-terms rentals are licensed and regulated by County Officials. Prior to issuing a rental permit, the county establishes:


  • Total number of guests allowable
  • Total number of vehicles allowable
  • Guest safety requirements (fire/ first aid) 
  • Courtesy/ quiet hours


As STR's operate in residential settings, Code Enforcement Staff is incorporated to physically monitor guest activity to ensure that communities are not disturbed by rental operations.


Noise, parking, and trash are serious concerns for residents resulting from increases in STR properties and guests. In response, county officials have responded with penalties and fines for hosts and guests not in compliance.


In addition, county officials, in cooperation with Online Travel Agencies (OTA's) listing short-term rentals, have formed a partnership to promote “Responsible Tourism.”


Per County regulation and travel agency guidance, our properties integrate:


  • Outdoor camera(s)- monitor exterior noise, parking, and trash compliance
  • Interior noise sensor(s)- monitor decibel levels (sensors do not record audio)


To guarantee compliance, the County incorporates a 3-strike rule. If a property receives more than 3 complaints in the lifespan of a home’s operation, the rental license will be permanently revoked.


In closing, we host thousands of guests a year in residential settings. We thank guests in advance for being courteous and respectful to our neighbors. We have cultivated great relationships with them and would not be able to share our homes without their cooperation.
