VACATION RENTAL LEASE REQUIREMENT


You wouldn't let a stranger rent your home without a signed contract and neither would we. Short-term rentals require similar lease agreements as long-term rentals.


Overview
Rental rules and policies for LVH Rentals, hereinafter called "Company." By entering the rental property, you, hereinafter called "Guest", are accepting complete adherence to rules set forth in this document.

 

Contact Information

Guest support is available 24/7. We are available by phone, text, and/or online travel agency platform as noted on check in materials.

 

Opt-in Statement

Specific to communicating booking and stay details prior to, during, and after, Guest is opting in to receive messaging via phone, text, email, and/or travel agency platform.

 

Arrival/Departure

Check-in is 4:00 P.M. Check-out is 11:00 A.M. No other check-in is required once confirmation and payment are received. Directions, door code and/or lock box combo are provided 2 to 3 days prior to arrival upon receipt of full payment.

 

Early arrivals and/or late departures may be accommodated when possible. Pending schedule and home availability, an early check-in or a late check-out may be arranged.

 

Cancellations

Contact us immediately in the event a cancellation is necessary. Cancellation terms are displayed on the property listing, during the booking process, and on reservation details.

 

  • Bookings canceled at least 30 days before the start of the stay will receive a 100% refund.
  • Bookings canceled at least 15 days before the start of the stay will receive a 50% refund. 
  • Bookings canceled 14 days or less before the start of the stay will NOT receive a refund.
  • Cancellations must be made by 12:00 PM on the appropriate day.
  • Allow up to 7 business days for a refund to post to your bank account.

 

Substitutions
Company reserves the right to substitute comparable accommodations, without notice or liability, should the rental property Guest rented be out of order or unavailable. When comparable accommodations are not available, you will have the option of selecting from available rental properties at the published rate.

 

Housekeeping

Our cleaning service provider works diligently to prepare each property in preparation for Guest arrival. We provide an initial supply of tissue, toilet paper, paper towels, bath soap, laundry, dish detergent, propane, etc. We do not replenish additional products during your stay. Clean bed linens and bath towels are also provided. Rental is equipped with a washer, dryer and related supplies.

 

Please leave the rental in the same general condition as it was when Guest arrived. Cleaning service provider will arrive shortly after Guest departure to thoroughly inspect and clean rental. All food and drink spills need to be cleaned up immediately. Food and drink spills on carpet and furnishings are considered to be damage not normal wear and tear. Spiked heels, golf cleats, etc. are not to be worn on wood floors.


The refrigerator needs to be emptied of all food and free of spills. Please do not leave any dirty dishes. All used dishes need to be rinsed and placed in the dishwasher.

 

Damage charges will be charged to Guest credit card on file if excessive cleaning is needed following Guest departure.

 

No Guarantees

Working conditions of pool, spa, cable and internet service, TVs, etc., are NOT guaranteed. NO REFUNDS or rate adjustments will be made for mechanical failures and malfunctioning equipment. These amenities are extras provided in addition to the rental. Although all attempts will be made to correct the situation, some breakdowns cannot be prevented or repaired during your occupancy.

 

Future Occupancy

This property is not being rented on the basis of any guarantee on any future occupancy. No refunds will be given based on future occupancy changes which are a result of new government regulations.

 

Pet Policy

Dogs, limit 2, are the only pets allowed on pet friendly properties. Flat rate of $100.00 (non-refundable) pet rent (plus applicable tax), charged for "pet-friendly" rentals (per stay). Pets are prohibited in rentals that are not designated as “pet friendly”. Should we discover a pet has been or is in the rental without prior approval, Guest will be charged a fee of $200.00 to Guest credit card on file.

 

If the cleaning service provider is required to remove pet hair from furnishings, bedding, etc. Guest will be charged a fee of $150 to Guest credit card on file for the additional labor required to address.

 

Do not leave your pet unattended in the rental property. Please pick up after your pet. Should dog feces be left on property, Guest will be charged a $50 disposal fee.

 

Smoking Policy

Smoking is prohibited on rental premises. Definition of smoking: The term “smoking” means inhaling, exhaling, breathing, carrying, or possessing any lighted or electronic cigar, cigarette, pipe, vaporizer other tobacco or marijuana product or similar lighted product in any manner or in any form. No marijuana, medical or otherwise, may be grown, stored or consumed on the premises.


Toilet and Sewage
DO NOT FLUSH anything other than toilet paper. No feminine products or any other non-biodegradable material should be flushed at any time.


Short-Term Rent Compliance
Short-term (aka vacation) rental regulation and compliance overview. As with hotels & resorts, short-term rentals are licensed and regulated. Prior to issuing a rental permit, the Rental undergoes a rigorous inspection where the County establishes:

 

  • Total number of guests allowable on property at any time
  • Total number of vehicles allowable on property at any time
  • Guest safety requirements
  • Trash disposal requirements
  • Neighborhood courtesy/ quiet hours

 

The short-term rental operates within a residential setting. The County incorporates Code Enforcement staff to physically and electronically monitor guest activity to ensure that the community is not disturbed by vacation rental operations.

 

Quiet Hours

10:00 P.M. to 7:00 A.M. Quiet hours are both monitored and enforced. No loud music or loud conversation while outside the home during quiet hours. Be courteous while on decks, patios, pools and spa. If management receives a noise complaint from neighbors during Guest stay, Guest will automatically be charged $500.00 to Guest credit card on file. Fees can be higher depending on the severity of the issue. Repeated offenses will result in additional fines and/or dismissal from the rental.

 

Permitted Guest Limit

Rentals are limited to a specific number of Guests (which includes children) noted on the rental listing as well as messaged rental details. No exceptions are allowed. Violating permitted guest count will result in immediate termination of rental booking with no refund.

 

Minimum Rental Age
Company rents to adults over the age of 25. We reserve the right to refuse service to anyone.


Permitted Vehicle Limit

Rentals are limited to a specific number of vehicles noted on the rental listing as well as messaged rental details. No exceptions are allowed. Violating permitted vehicle count will result in immediate termination of rental booking with no refund.


Boats, Trailers, Buses, and Recreational Vehicles (RV’s)
Boats, buses, personal watercraft, (wave runners) and all types of trailers are not allowed to be parked at the rental and/or hooked up to any utilities or water.

Tents/ Canopies
Tents and canopies cannot be placed anywhere on the premises of the rental.


Special Events

No weddings or similar events allowed. No business events.

 

Pool and Spa
Some rentals provide a pool and/or spa for guests use. Use at Guest risk.


Pool and Spa Rules

Shower and rinse off prior to entering the pool and spa. Do not use while intoxicated. No food or beverages while in the pool/spa. Do not use if you are pregnant, have a medical condition or are under the age of 12. Do not change the temperature. Keep noise to a minimum. Respect quiet hours- 9:00 P.M. to 7:00 A.M (strictly enforced). 


Guest will be held responsible for any damage to pool/spa. Extended stay guests may request an additional cleaning for $25 (subject to change).

 

Bikes

Some rentals provide electric bikes for Guest use. Use at Guest risk. Guest will be held responsible for any damage and charged to Guest credit card on file.


Internet
At no time are any components necessary to providing internet service to be disabled by Guest. In addition to internet enabled Smoke/ C02 alarms and noise level monitoring devices, we use internet enabled exterior cameras to monitor home safety and weather conditions. If disabled, you will be asked to leave with no refund.


Damages

All damages must be reported to the office of Company. Damage(s) must be reported immediately and prior to check-out in order for Company to repair/replace said damages. Pet damage is not included in the ADP and is the responsibility of the Guest regardless of the amount.


The PDP does not limit the responsibility of contract holder for additional charges if necessary. The PDP does not cover intentional, willful, reckless, or malicious damage; damage by pets; gross negligence of a Guest, Guest’s children or invitees or intentional misuse of furnishings, appliances, equipment, or other amenities; damage caused while under the influence of alcohol or drugs; additional cleaning; damage or extra cleaning resulting from smoking; or damage resulting from operation of any motorized vehicle by a Guest, Guest’s children, or invitees.


Guest authorizes Company to charge the cost of any damage not subject to the PDP. In the event of a litigation to recover damages, Company's administrative time will be a part of the cost of damage and Company will be entitled to recover any attorney fees, costs and disbursements incurred prior to litigation, during litigation, and any subsequent appeal thereof.


Hold Harmless

Company assumes no liability for loss, damage, or injury to guests or their personal property. Guest hereby fully release and discharge, and indemnify, protect, and defend Company and homeowner(s) from all claims, damages, or causes of action by reason of any injury or other cause, and hold Company and homeowner(s) free and harmless of any claim or suit arising from guest or any other member in connection with the occupancy of the premises.

 

Company accepts no liability for stoppages of transportation, utility services, inclement weather conditions, or natural disasters that may occur before, after, or during rental period, nor can Company be responsible for any other conditions beyond our control.


Additional Policies
Rates & Fee’s, Maximum Guests & Vehicles Allowed, Check-In/Out Time, Smoking, Pets, etc. will be in accordance with property listing, reservation policies, and messaged materials provided separately by online travel agency and Company.

 

Written Exceptions

Any exceptions to the above-mentioned policies must be written and approved by the Company in advance of arrival.


Additional Information

Company reserves the right to charge the credit card on file for any damage, theft and/or excessive cleaning incidents involving law enforcement or any other violation of the aforementioned rental policies.

 

Guest and Guest's invitees agree to refrain from publishing in any public forum any disapproval of the property, disparagement, defamation, libel and/or slander of Property/Company/Homeowner including but not limited to its affiliates and its employees, products, or services in connection with the subject matter of this Agreement.


Violation of any of these policies may result in forfeiture of deposit, additional fees, and early termination of Guest stay.


Terms, Conditions and Policies are subject to change. Company reserves the right to cancel reservations (with a full refund) at Company's sole discretion.
