Rental rules and policies for LVH Rentals, LLC, hereinafter called "Company." By entering your vacation rental home, you are accepting complete adherence to rules set forth in this document.
Contact Information
Company is available 24/7. Our office hours are 8:30 A.M. – 5:00 P.M. Monday-Friday, 9:00 A.M - 5:00 P.M on Saturday and Sunday. If you are unable to reach us by phone during regular business hours, please message us and your call will be returned as soon as possible.
Arrival/Departure
Check-in: after 4:00 P.M. Check-out: before 11:00 A.M. No other check-in is required once confirmation and payment are received. Directions to the house and key codes for the lock box are provided within 3 days of stay and receipt of payment in full.
Early arrivals and/or late departures may be accommodated when possible. Pending schedule and home availability, an early check-in or a late check-out may be arranged for an additional fee.
Cancellations
If guest has to shorten their stay or change their property within 30 days of arrival, normal cancellation penalties apply.
Substitutions
Company reserves the right to substitute comparable accommodations, without notice or liability, should the vacation rental home you have rented be out of order or unavailable. When comparable accommodations are not available, you will have the option of selecting from available rental homes at the published rate.
Housekeeping
Our housekeeping staff works diligently to prepare each home in preparation for your arrival. We provide an initial supply of tissue, toilet paper, paper towels, bath soap, laundry and dish detergent. We do not replenish additional products during your stay. Clean bed linens and bath towels are also provided. Most homes are equipped with a washer and dryer.
Please leave the home in the same general condition as it was when you arrived. Staff will arrive shortly after your departure to thoroughly clean and inspect your home. All food and drink spills need to be cleaned up immediately. Food and drink spills on carpet and furnishings are considered to be damage not normal wear and tear. Spiked heals, golf cleats, etc. are not to be worn on wood floors.
The refrigerator needs to be emptied of all food and free of spills. Please do not leave any dirty dishes. All used dishes need to be rinsed and placed in the dishwasher on the wash cycle. Dirty linens need to be stripped from the beds and placed in the laundry room.
Damage charges will be charged to your account in the event that excessive cleaning is needed following your departure.
No Guarantees
Working condition of hot tubs, air conditioners, cable, phones, internet service, TVs, VCRs, DVDs, appliances, elevators, etc., are NOT guaranteed. NO REFUNDS or rate adjustments will be made for mechanical failures and malfunctioning equipment. These amenities are extras provided in addition to the rental. Although all attempts will be made to correct the situation, some breakdowns cannot be prevented or repaired during your occupancy. This property is not being rented on the basis of any guarantee on any future occupancy. No refunds will be given based on future occupancy changes which are a result of new government regulations.
Pet Policy
Dogs are the only pets allowed in pet friendly homes. There is a $100.00 non-refundable pet deposit (plus applicable tax), charged for "pet-friendly" homes (per stay). Please no pets on any furniture, including beds, couches, chairs, etc. Pets are prohibited in homes that are not designated as “pet friendly”.
Should we discover a pet has been or is in the home without prior approval, you will be charged a fee for pest control, a deep clean and a $200.00 security deposit. Please do not leave your pet unattended in the vacation home. Please pick up after your pet. Should an excessive amount of dog feces be left in the yard, you will be charged a $50 clean up fee.
Smoking Policy
Smoking is prohibited on the rental premises. Definition of smoking: The term “smoking” means inhaling, exhaling, breathing, carrying, or possessing any lighted or electronic cigar, cigarette, pipe, vaporizer other tobacco or marijuana product or similar lighted product in any manner or in any form. No marijuana, medical or otherwise, may be grown, stored or consumed on the premises.
Quiet Hours
9:00 P.M. - 7:00 A.M. Monitored and Enforced! No loud music or loud conversation while outside the home during quiet hours. Be courteous while on decks, patios, pools and spa. If management receives a noise complaint from neighbors during your stay, you will be automatically be fined a minimum of $75.00. Fines can be higher depending on the severity of the issue. Repeated offenses will result in additional fines and/or dismissal from the home.
Parking
Homes are limited to a specific amount of vehicle parking. Please coordinate with your group as no exceptions are allowed. Violating the parking limitations for a home will result in a $100 fine per occurrence. Parking is both monitored and enforced. If you have any questions regarding the parking, please contact Company.
Boats, Trailers, Buses and Recreational Vehicles (RV’s)
Boats, buses, personal watercraft, (wave runners) and all types of trailers are not allowed to be parked at any of our properties and/or hooked up to any utilities or water.
Tents/ Canopies
Tents and canopies cannot be placed anywhere on the premises of any property. No exceptions.
Maximum Occupancy
The maximum occupancy (which includes children) is stated in all accommodation descriptions. If you exceed the maximum occupancy of the property at any time you will be asked to leave with no refund. This includes guests and visitors.
Minimum Rental Age
Company rents to adults over the age of 25. We reserve the right to refuse service to anyone.
Special Events
No weddings or special events allowed.
Hold Harmless
Company assumes no liability for loss, damage, or injury to guests or their personal property. You hereby fully release and discharge, and indemnify, protect and defend Company and homeowner(s) from all claims, damages, or causes of action by reason of any injury or other cause, and hold Company and homeowner(s) free and harmless of any claim or suit arising from you or any other guest in connection with the occupancy of the premises.
We accept no liability for stoppages of transportation, utility services, inclement weather conditions, or natural disasters that may occur before, after, or during a vacation home rental period, nor can we be responsible for any other conditions beyond our control.
Pool and Spa
Some homes provide a pool and spa for guests use. Use at your own risk.
Pool and Spa Rules
Shower and rinse off prior to entering the pool and spa. Do not use while intoxicated. No food or beverages while in the pool/spa. Do not use if you are pregnant, have a medical condition or are under the age of 12. Do not change the temperature. Keep noise to a minimum. Respect quiet hours (9 PM – 7 AM). Strictly Enforced. Guests will be held responsible for any damage to pool/spa. Extended stay guests may request an additional cleaning for $25 (subject to change).
Keys
If applicable, (1) key is provided at the home and it is located in the lockbox. If a key is lost or missing, guests will be held responsible and charged a fee for changing the locks in the home.
Damages
The Property Damage Protection (PDP) that covers unintentional damage up to $1,500. Any damage or accident that exceeds $1,500 will be the responsibility of the individual whose name is on the reservation, hereinafter called “Guest.” All damages must be reported to the office of Company. Damages must be reported immediately and prior to check-out in order for Company to repair/replace said damages. Pet damage is not included in the ADP and is the responsibility of the Guest regardless of the amount.
The PDP does not limit the responsibility of contract holder for additional charges if necessary. The PDP does not cover intentional, willful, reckless or malicious damage; damage by pets; gross negligence of a Guest, Guest’s children or invitees or intentional misuse of furnishings, appliances, equipment or other amenities; damage caused while under the influence of alcohol or drugs; additional cleaning; damage or extra cleaning resulting from smoking; or damage resulting from operation of any motorized vehicle by a Guest, Guest’s children or invitees.
Guest authorizes Company to charge the cost of any damaged not subject to the PDP. In the event of a litigation to recover damages, Company's administrative time will be a part of the cost of damage and Company will be entitled to recover any attorney fees, costs and disbursements incurred prior to litigation, during litigation, and any subsequent appeal thereof.
Additional Information
Company reserves the right to charge the credit card on file for any damage, theft and/or excessive cleaning, incidents involving law enforcement or any other violation of the aforementioned rental policies.
Guest and Guest's invitees agree to refrain from publishing in any public forum any disapproval of the property, disparagement, defamation, libel and/or slander of Property/Company/Home Owner including but not limited to its affiliates and its employees, products or services in connection with the subject matter of this Agreement.
Violation of any of these policies may result in forfeiture of deposit, additional fees and early termination of guests stay. Terms, Conditions and Policies are subject to change. Company reserves the right to cancel reservations (with a full refund) at Company's sole discretion.
