LVH Rentals operates properties in the Village of Lake Arrowhead, CA and in the Cove of La Quinta, CA.

How are the properties classified?
We operate executive class luxury vacation home rentals. Each property has been professionally remodeled and decorated. Features include gourmet kitchens, high end bedding, furnishings and electronics. All are located within premium communities.

What are the benefits of LVH Rentals over a hotel/ resort?
It is unfair to compare the rates and amenities of a luxury 1 bedroom suite to any of our executive class, luxury vacation homes. Dependent upon property/ season, rates start at $199 a night (2 night minimum, plus fees & taxes).

How competitive is pricing?
Extremely competitive. We regularly compare our pricing with equal property offerings on the major vacation rental portals. Given locations, features, amenities and guest support, we are not aware of any entity that offers equal value.

Do you offer discounts?
Repeat customers receive a 10% discount on the "room" rate. Other fees, cleaning and taxes still apply. We make every effort to work with potential guests budgets whenever possible, dependent upon demand, seasonal factors and length of stay.

Is there a booking fee?

Furry Family Member policy?
Yes, but dogs only. Non-refundable fee of $100.00. (size restrictions, contact to discuss)

Outside of base rental rates, are there additional fees/ taxes?
Yes. Taxes/ property damage insurance $69.00 and/or security deposit/ cleaning fee. Optional fees, furry family member & pool heating.

Can the cleaning fee be waved if guests clean the property?
No. Professional cleaners are required.

Deposit/ balance requirements?
In most instances, a standard deposit of 50% at time of booking is required. The balance is due 14 days prior to check-in. In certain instances, we can modify payment schedules.

Forms of payment accepted?
All major credit cards/ checks.

What is the reservation rescheduling policy?
Reservations can be rescheduled up to 30 days prior to check-in. Subject to a $50 rescheduling fee.

What is the cancellation & refund policy?
Cancellations outside of 60 days prior to arrival date incur no penalty other than payment processing fees incurred by LVH Rentals. Cancellations made inside of 31 to 60 days of check-in date will forfeit 50% of the reservation deposit, including payment processing fees incurred by LVH Rentals. Cancellations for special events and holidays detailed on pricing matrix are 100% non-refundable. Cancellations within 30 days of reservation are 100% non-refundable.

Properties with pools/ spas and are they required to be heated?
LVH Rental properties in La Quinta have pools and spas. If desired, heating is not required. Heating is not required in the summer season.

When are property address and keys issued?
Upon receipt of full payment and 3 days prior to check-in. Guests receive an email containing address and related information. Dependent upon property, the rental will have a keyless or lockbox entry system.

Upon arrival, will I be met by anyone from LVH Rentals?
Dependant upon availability, usually not.

How do guests contact support while at the property?
We are very responsive to guest needs. Contact information is provided in the welcome email as well as in a binder located on site.
